Lawndale

Lawndale is a hidden gem in the South Bay region of Los Angeles County. It boasts an amazing location just around 15 minutes from Manhattan Beach, Redondo Beach, and Hermosa Beach, and only about 35 minutes to Downtown Los Angeles. Despite its central location, the city has some of the most affordable housing in the area.

Lawndale has a population of around 32,000 with a young median age of 32 years. Exciting developments in the region, such as the construction of the massive Los Angeles Stadium and Entertainment District in nearby Inglewood, as well as the planned redevelopment of South Bay Galleria on Lawndale’s southern border, are expected to boost the city’s prominence and enhance property values.

History

In the 1800s, Lawndale was part of the Rancho Sausal-Redondo granted to Antonio Ignacio Avila. Toward the end of the 19th century, the rancho was purchased by Scottish nobleman Robert Burnett, who leased the land to farmers Daniel and Catherine Freeman.

The Freemans made the ranch profitable through dry farming. Years later, the area continued to be agricultural but was soon subdivided and gradually urbanized with the coming of the Los Angeles and Redondo railways in 1902. The area’s transformation into residential communities was fast-tracked by the influx of new residents after WWII.

Lawndale incorporated in 1959, two years after the dedication of the Lawndale Civic Center.

Real Estate and Property Types

Home prices in Lawndale are significantly lower than its neighbors, giving great value to homebuyers. It is one of the few communities in the South Bay region where you can still find affordable starter and forever homes.

The majority of homes in Lawndale are single-family properties, with sizes ranging from around 1,100 square feet to 2,200 square feet. Most homes were built in the 1950s and 1960s in the traditional bungalow style, but there are plenty of newer construction as well.

A number of condos and townhomes are also found in Lawndale. There are quite a few duplexes, providing great opportunities to own a home and a rental property at the same time. And with around 70% of residents renting their homes, rental properties are highly viable investments in the city.

Living in Lawndale

Lawndale may be smaller in size compared to its neighbors, but it offers plenty of activities and recreation options. These include five city parks with sports courts and fields, playground equipment, picnic areas, and more.

The Bollinger Memorial Gym found on the campus of Wills Roger Middle School is the venue of the city’s summer day camp program, and offers basketball clinics, youth clinics, and pee wee sports events all year round.

If you have a green thumb, you can lease a plot and grow your own fruits, vegetables, and flowers at McKenzie Gardens, Lawndale’s community garden.

In addition to these homegrown attractions, Lawndale residents enjoy the topnotch amenities in neighboring communities. These include South Bay Galleria in Redondo Beach, a 50-acre shopping center with an additional 330,000 square feet being developed as of 2018. El Segundo, a mere 14 minutes from Lawndale, features a wide selection of acclaimed restaurants and bars.

Local services in Lawndale include two bus lines with fixed routes around the city. Lawndale City TV, the city’s community television channel, features the top events and latest news in the city.

Lawndale students attend Lawndale Elementary School District and Centinela Valley Union High School District.
