West Carson

West Carson is an unincorporated community with a population of around 21,700. Located in the South Bay/Harbor region of Los Angeles County, its neighbors are the cities of Carson and Torrance, as well as the neighborhood of Harbor Gateway in the city of Los Angeles.

West Carson is bordered by the major thoroughfares, Harbor Freeway (I-110), Del Amo Boulevard, Lomita Boulevard, and Normandie Avenue, giving residents excellent access to the City of Los Angeles and the rest of the county.

West Carson is also the site of Harbor-UCLA Medical Center – one of the largest hospitals in the Los Angeles metropolitan area. The facility, however, has a mailing address of Torrance, as do most of West Carson residents and businesses.

Exciting things are underway for West Carson. In 2015, Los Angeles County has announced plans to develop a regional transportation hub in the area around the Harbor-UCLA Medical Center. The new Transit Oriented District will include new residential, commercial, and mixed-use developments, as well as new parks and recreation centers. Sidewalk and intersection improvements will also be undertaken to make the district more pedestrian-friendly. The massive project has an expected completion period of 20 years.

History

West Carson was part of the Rancho San Pedro land grant given to Spanish soldier Juan Jose Dominguez in the early 1800s. In the latter years, the rancho was divided into smaller land grants. The area remained agricultural until the early 1900s with the coming of the Los Angeles railway to the area. After WWII, with the influx of new residents, farmlands were converted into residential developments, transforming rural neighborhoods into urban communities.

Real Estate and Property Types

Single-family homes make up most of the housing stock in West Carson. A large majority of these homes were built from the 1950s to the 1970s, although home construction continued into the succeeding decades.

Most homes in the area were built in the traditional bungalow style popular in mid-20th California. You can find them in mature, established neighborhoods with a nostalgic suburban feel. There have been a number of new developments in the area, as well, featuring homes with the latest features and amenities.

Condos, townhomes, and apartment buildings make up the rest of the housing stock in West Carson. About 31% of the population are renters.

Living in West Carson

West Carson is a diverse, family-friendly community with tranquil residential neighborhoods and great schools nearby. Residents enjoy the many amenities and attractions found in neighboring Torrance and Carson, including numerous dining, shopping, and recreation options.

The closest parks, such as Veterans Park and Carson Park in the City of Carson, are just 4 to 7 minutes away. They feature sports fields and courts, an amphitheater, a skate area, a splash pad, a swimming pool, and more. Carson Park is home to Veteran Sports Complex, where fitness and exercise classes are offered to residents in the area.

Manhattan Beach, El Segundo Beach, and Redondo Beach are only 20 to 30 minutes away. Many of Los Angeles’s world-famous destinations, such as the Los Angeles Zoo, Knott’s Berry Farm, Disneyland Park, and Adventure City Amusement Park, are less than 40 minutes away.

The community is served by the Los Angeles Unified School District. It includes Meyler Street Elementary School and Van Deeme Elementary School, which are both found in West Carson.
